You want to make this decision soon, but make sure it is in your best interest. Use this checklist to help give yourself some peace of mind when determining whether or not you want to sell your home.
Decide if You Need to Sell Your Home.
What are your goals for the next 5 years? Can you afford to sell and buy a new home? Your realtor will be able to help you research the housing market and gauge whether this is a smart decision financially and how they can help you accomplish this.
Calculate the Selling Expenses.
If you made the decision to sell then there may be some minor renovations to be made before you list your home. Make a list of any repairs and projects you need to do to get your home in selling condition. Be sure to factor in closing costs, commissions, taxes, mortgage payoff penalties, staging and marketing expenses, moving expenses, cost of living in a new city or neighborhood, costs related to getting a mortgage for a new home, and a home inspection.
Set a Price for Your Home.
Determining the market value of your home will help you set an asking price. If your realtor is knowledgeable of the area, they will be able to help you set a competitive asking price.
Prepare and Stage Your Home.
Start with getting rid of anything you don’t want or need. You want to start fresh in your new home so now is the time to purge the junk you have lying around in the garage. Mae any repairs and renovations that will affect the value of your home inside and out. Ask your realtor if they have a professional stager, or find yourself if it is in your budget.
Schedule Showings and Open Houses.
Get with your relator to plan open houses. People will be in and out of your home so make sure it is in show-ready condition at all times if you are still living there.
Review Offers and Prepare to Negotiate.
This is where having a trusted realtor can really come in handy. They will review your offers and help you determine whether you need to counteroffer and what needs to be negotiated. Set up your closing and move-in date with the buyers.
Get Through Escrow and Close!
Again, your realtor should be able to help you handle this step. Make sure you clean and prepare your home for inspection. Decide who will need to pay for repairs if they come up. Sign your final documents and move out of your home!
