Over the years I have actively worked with new construction properties. Currently, there are 5 new construction listings that I have available and 3 more coming soon. I recently started thinking about all the things that go into purchasing a new construction home and why it’s important to have a real estate agent come along for the journey. In all the years I’ve been working with new construction properties, I have concluded that without my help, or the help of any realtor, my clients would have had a stressful buying process. Some of their struggles would have included a longer closing process, time-sensitive deadlines, delays, paperwork, options for upgrades, documentation and the list goes on and on. So how can I help you?
Creating a Smooth Buying Process
Let’s start with the length of the process. With there being over 100 steps in home buying, it takes an average of 30 to 45 days to close, that is a cakewalk compared to a new construction property, which takes 6 to 8 months depending on how far along in the building process the property is when it goes under contract. My job is to make sure that in that 6 to 8 months everything is taken care of and that things are going as smoothly as possible. From keeping track of deadlines to making sure that any problem that arises is fixed so that we do not experience delays.
Guiding You Through the Building Process
One of the best parts about buying new construction properties is that you can customize most of the home to your exact needs and wants. With this said, some amenities and upgrades are going to be more important than others. My job is to guide you in selecting which upgrades are most important and will provide the best resale value in the future. Without my help, you could easily spend a lot of money on things that don’t add to the value of the home if you decide to sell in the future.
Helping With the Paperwork
The last thing anyone wants to deal with is paperwork, contracts, memos, warranties, and more paperwork. Keeping track of all the documentation that goes into new construction can be tricky and confusing. This is why having a real estate agent can help to cut down on the overwhelming feeling. My job is to make sure all the paperwork is filled and filed correctly to take those pressures off of your shoulders. I will also ensure that all contracts will keep you protected and that all aspects are understood, along with taking care of any issues that may arise.
